Seoul's major project finalized: Hyundai Motor headquarters campus plan confirmed, with an investment scale of 5.24 trillion KRW
After multiple rounds of negotiations and plan adjustments, Hyundai Motor Group and the Seoul City Government have finally reached an agreement, and the improved version of the Global Business Park (GBC) project has been officially approved. This complex will rise opposite the COEX Convention Center in Gangnam District, Seoul, becoming a new urban landmark that integrates business, culture, and ecology.
Project Scale and Architectural Design
According to the latest plan, the complex will consist of three buildings, with the above-ground structures reaching 49 floors and eight underground levels, totaling a height of 242 meters. Compared to the previous 105-floor plan that was abandoned due to height restrictions, the new plan strikes a balance between respecting the city skyline and architectural ambition.
In addition to office functions, the park also includes cultural facilities such as a hotel, exhibition center, and concert hall, aiming to create a diversified urban complex. Notably, the design incorporates approximately 15,000 square meters of rooftop gardens, suspended 40 meters above ground, adding greenery and vitality to this steel jungle.
Ecological Integration and Public Contribution
To achieve organic integration between the park and the city, Hyundai Motor Group and Seoul City plan to create a 14,000-square-meter ginkgo tree park, directly connecting the park with Yongdongdaero, providing a new ecological leisure space for the surrounding community. This design reflects the eco-first philosophy in modern urban development.
Investment Plan and Policy Support
The total investment for the project amounts to 5.24 trillion Korean won (approximately $13.7 billion), making it the largest single commercial real estate investment in Seoul in recent years. In terms of financing structure, public sector support has significantly increased—Seoul City and Hyundai Motor Group agreed to raise government public funding from 1.74 trillion won to 1.98 trillion won, demonstrating the government's emphasis on the project and creating favorable conditions for its smooth progress.
After nearly a year of negotiations and optimization, this final plan not only preserves Seoul’s urban image but also meets Hyundai Motor Group’s commercial needs, serving as a model case of government-enterprise cooperation.
